Pinnacle is deeply committed to finding workable solutions to the complex problem of providing quality housing at reasonable rental rates. Pinnacle’s unique approach has helped reinvent the false perception of some that rental housing, particularly attainable housing, is not dynamic and eventually leads to the deterioration of the neighborhoods in which it is developed.
At Pinnacle we are addressing this need by building high quality, attractive developments with a managed living environment that provides individuals, families and seniors with an improved quality of life. Our portfolio size has grown to over 9,000 units since our company’s inception. In so doing, we often revitalize decaying, urban neighborhoods and offer our residents a brighter, more promising future, all at prices our residents can afford.
Pinnacle is renowned for its ability to navigate the unique requirements of the housing industry to exceed the expectations of public sector stakeholders at the federal, state and local level, while still delivering the highest level of affordability to its residents. Pinnacle enjoys the confidence of the lending and investment banking industries, with one of the strongest portfolios of properties with respect to occupancy, cash flow and program compliance in the industry. This is attributable to Pinnacle’s conservative approach to site selection, budgeting and long-range forecasting.
Pinnacle knows intimately the business of rental housing development, as its partners and principals have a combined 100 plus years in identifying opportunities, site selection, community outreach, consensus building, partnering, procuring sources of financing, and executing under the prescribed regulatory regime.
Pinnacle is not only a fully-integrated development company with the capacity to conceive, identify and finance new communities, but it can also oversee the entire design/build process at its most intricate levels. Pinnacle utilizes design professionals who are creative and efficient, and understand the needs of the community and our future residents. Our apartment homes are designed to complement local architecture, ranging from Contemporary or Art-Deco inspired high-rises on urban parcels in South Florida to traditional suburban communities in other areas of Florida and the Southeast. Everywhere we build, Pinnacle’s designs emphasize local “flavor” and community objectives.
Pinnacle, through our affiliate entity PC Building, LLC, can execute as a fully-licensed general contractor or construction manager. PC Building has an extensive and growing track record of constructing developments for Pinnacle throughout Florida, using all known construction designs from high-rise to garden apartments and townhomes, and established methods for both concrete block and frame construction. When PC Building is not the general contractor “of record” for a new Pinnacle community, it serves as a construction manager. PC Building participates in the general contractor selection, coordinates with the design and development team, assures quality control and product reliance, works closely with property management to schedule product availability and otherwise ensures that the development activity is completed on time and within budget.
Either as a general contractor or construction manager, PC Building works with stakeholders and area residents to ensure that development standards are met and exceeded, impacts on surrounding neighbors and the local community are minimized and the finished product receives complete market acceptance by our residents.
Pinnacle also has formed a joint venture with D. Stephenson Construction, Florida’s largest African American-owned contracting firm, called PCDS Construction, LLC. This company focuses on South Florida urban redevelopment constriction ventures where the combined skills of Pinnacle and D. Stephenson Construction enhance the economic impact within the communities where new developments are being developed. PCDS was selected as General Contractor for two of Pinnacle’s developments – Cannery Row at Redlands Crossing and Berkeley Landing.
